Multi-family properties are also eligible for up to two detached ADUs. Under Senate Bill 9, homeowners are allowed to build up to four additional units on their existing lots.

They can add an additional single-family home to their property and even split the lot. SB 9 allows fourplexes in areas that previously only allowed one home and allows homeowners to divide their property into two lots. In California, 1 out of 5 residential building permits are for ADUs.

Perpetual Homes also offers entry-level ADU starting-home sizes - the 500 square-foot Piedmont plan - which provides for multigenerational living, starting in the mid-$200,000s *all-in."
